Description:
The Recovery Supervisor will help in the development and implementation of a Recoveries Program for the entire commercial/industrial portfolio. Under direction of the Assistant Director of Lease Administration, you will conduct CAM reconcilaitions for clients to ensure operating expenses are in compliance with all tenant lease terms. Collaborates with Property Management and Accounting to identify, negotiate, and recoup potential savings for client(s).
Responsibilities:
- Collaborates with VP Director of Property Management Compliance and Property Management Compliance Manger on “Best Practice” of completion of annual true up process.
- Establishes Policy & Procedures for Annual and Mid-Year reconcilations and/or reviews of true-ups (CAM, Tax, Ins., etc.).
- Reviews, compares, and analyzes CAM, insurance, tax and other operating expenses to ensure billings to tenants are in compliance with leases clauses.
- Work with Property Accountant(s) and Property Manager(s) with requests for additional information, back-up and recommendations.
- Prepares and/or reviews CAM and operating expense reconciliations/recoveries for accuracy, ensuring the tenant is being charged properly.
- Audit prior billings and prepare reports of audit findings.
- Tracks audit savings and verifies that all saving have been accurately billed and recorded.
- May conduct financial analysis/accounting as appropriates, including AR/AP, rent rolls, and budgets in accordance with required GAAP accounting principles.
Position Requirements:
- Bachelor’s degree with Accounting, Finance or Real Estate preferred or equivalent work experience.
- 5+ years experience required
- Ability to comprehend, analyze, and interpretation of complex tenant lease language. Requires advanced analytical and quantitative skills.
- Requires knowledge of financial terms; able to calculate complex formulas and conduct overall analysis between reconcilations and lease language.
- Excellent excel, written, and analytical skills, to prepare reports, reconcilations, audits and corresponce.
