Project Manager

 

Description:

The Project Manager is responsible for the successful design and planning of facilities projects, including mechanical, electrical, civil, industrial, and architectural applications; and for the associated administrative and budgetary control responsibilities; and for the planning, organizing, coordination of resources, implementing, directing, and control of these projects. Must have exceptional organizational, analytical and problem-solving. Must have the ability to lead a team and/or mentor less experienced team members. Project Manger must be highly experienced in Security Systems projects.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

Assists with group direction through performance of routine tasks and activities and establishes processes, methods and systems.
Proactively manages project-related issues on an account or assigned project as necessary for each project.
Develop scope and schedule project reports and manage the development of drawings for clients, property/facility management team, design and development and constructions phases for assigned project.
Ensure success in initiation, planning, execution, and close of all projects against agreed targets.
Maintain high qualitative and quantitative standards for work performance along with maintaining accurate and consistent electronic files.
Prepare agendas and meeting materials, lead meetings, develop and maintain master project budgets and timelines as required for each project and project phase to ensure overall project objectives and client needs are met.
Support the project implementation and execution through completion of construction. Works with owner team on operational readiness plans
Advise and obtain necessary approvals from management of potential organizational changes, actions requiring additional commitments and the need for expenditures in excess of approved budget.
Coordinate and track all vendor RFQ’s and RFP’s.
Proactively manage project-related risks and issues.
Review all change orders and other invoices associated with the project and confer with client, all project financial information and management of services to clients as requested.
Keep building management apprised of progress at all times.
Project Management & Coordination

Manage work to meet project deadlines through a highly structured installation schedule. Interface with onsite general manager, security contractor, general contractor and Ferguson Project Manager on projects regularly.
Lead and participate in construction meetings with project team. Perform device verification activities on security related equipment for large installations, including testing and commissioning.
Documentation & Record Keeping

Develop a comprehensive set of standards to govern all security system work for all project types, new locations, renovations, and relocations. Clearly identify expectations of security vendors throughout the project lifecycle and deliverables necessary for successful project completion.
Maintain records of outstanding issues and recommendations of system enhancements, upgrades, and or repairs.
Conduct lessons learned reviews after every project to identify poor performance trends, develop improvements actions and ensure dissemination across stakeholders. Update standards as necessary.
Compile job documentation, such as certificate of completion, end-user training forms, punch lists, verified final as-builts, etc.
Design & Engineering Support

Review all designs, estimates, and technical configurations for security systems ensuring compliance with enterprise standards, accurate bill of materials and competitive pricing. Interpret sketches of field changes and discrepancies for engineering correction and revised drawings.
Performing pre-design site survey, review system shop drawing submittals, validate programming of security systems, and ensure system startup and commissioning aligns with deliverables.
Gather, evaluate and document information regarding existing enterprise network server, including details on the current environment and future needs. Validate gathered information and identify possible opportunities for network server implementation and improvement. Interface with end users, gather requirements, and design and maintain an Active Directory and Network based server environment to manage end-user access and information for a physical security system.
Oversee the loading and commissioning of all system and network-level controllers as required. Validate complete system functionality and identify problems needing security vendor resolution to ensure proper operation.
End User Training & Maintenance

Assist in the development of a training program for end users on the total building control solution. Explain corporate processes and policies around door scheduling, restricted space access, audit methodology and badge creation.
Develop and implement maintenance programs for all enterprise managed locations. Monitor contracts once established and work closely with the onsite facility management teams to ensure tasks are completed on time and to the required standard.
