Description:
The Director of Construction's organization is responsible for the construction of all new branded retail distribution outlets in the US and Puerto Rico and supports special corporate initiatives such as concept store rollouts, remodel programs and M&A activities related to construction. Responsibilities include strategy, brand consistency/alignment, construction activities, process improvements and cost reductions/return on investment improvements, encompassing both corporate and dealer operating models. This position requires crafting a clear vision, strong team leadership and having the ability to influence key collaborators to deliver consistent best-in-class branded outlets. Leads the fiscal management of capital budgets and requires a record of sustained value-engineering to support new initiatives. Must concurrently support the key goals of developing and guiding an ambitious annual store site build program aligned with the company's growth plan, advising the remodel and special projects team, and implementing standard methodologies and procurement leverage to reduce T-Mobile's real estate and construction costs and cycle times. In addition to being a subject matter authority in all facets of high volume, fast paced, retail construction, this Director must have demonstrated leadership skills that develop a "best place to perform and grow" environment by encouraging talent development, retaining employees and positioning T-Mobile to meet future challenges and will lead a team of construction professionals, along with national service provider employees.
Job Responsibilities:
Leadership: Provide inspirational leadership to generate a dynamic environment of teamwork for both T-Mobile and Vender partner employees, while maintaining a leader/mentor philosophy that encourages teams to drive operational excellence. Mentor, coach and promote career development. Maintain proactive communications among a diverse group of cross-functional partners from executive management and internal customers to landlords and contractors. Delegate to and empower employees to make decisions with appropriate open communication, balancing responsibility and accountability.
New Store Construction: collaborate with key partners to deliver on companywide annual store build programs for both Corporate and Dealer operating models. Initiate new construction initiatives and execution strategies that continue to elevate T-Mobile as a best-in-class driven retailer within the wireless industry. Influence program alignment with key collaborators to support brand consistency while meeting financial requirements. Understand vendor/supplier implications on decisions.
Fiscal management: Develop and lead capital budgets; handle Master Services Agreement contracts for vendors. Understand financial drivers that yield measurable and balanced results. Understand the levers that can be used to enhance capital to expand programs and reduce OPEX implications for business partners. Leverage value engineering, construction standard methodologies, and procurement support to achieve best in class pricing, return on investment and life cycle value.
Renovation of branded locations and special projects: Collaborate with key team members to deliver on companywide remodel programs for branded locations and other special projects as required. The Director lead team will coordinate with Corporate Operations, Dealers, vendors, and other team members to insure timely, flawless delivery on all program goals.
Education:
Bachelor's Degree Business Admin, Construction Managment or equivalent (Required)
Masters Degree (Preferred)
Work Experience:
More then 10 years proven experience in the design and construction industry, with 5 years in a leadership role (Required)
4-7 years Experience in lease language, construction contracts/management and risk mitigation. (Required)
4-7 years Experience in small format, rapid retail rollout company. (Required)
4-7 years Expeirence in leading retail construction programs. (Required)
4-7 years Experience in running large annual capital budgets within a narrow variance; experience applying financial modeling to decision-making; demonstrated ability to lead at a strategic level. (Required)
2-4 years Experience in leading/influencing supply teams/programs for retail distribution. (Required) Preference for 4-7 years experience
More than 10 years Experience with a minimum of 8 years in contract negotiation and construction program management; exposure to lease negotiations and facilities; merger and acquisition experience to include conversion to a single brand. (Preferred)
More than 10 years Experience with budget responsibility growing in size and demonstrated ability to value-engineer existing programs. (Preferred)
Experience including full RFP and vendor management programs; proven understanding of energy management programs and industry trends. (Preferred)
