rovide analytical and technical real estate support for planning, evaluating the future operations of the DPI headquarters, ensure operations and capital improvements are aligned with DPI's priorities, represent DPI in meetings with the Capital Development Board and University of Illinois System Office of Capital Programs regarding construction and assist in the overall high level execution of asset-level strategies. The Assistant Director of Innovation Hub will be charged with making sure the building is fully occupied, highly productive, generates income, and supportive of innovation.
Duties And Responsibilities
Revenue generation & transaction planning for future operations of the DPI headquarters
- Market DPI headquarters as a premier opportunity for businesses, organizations, and academic partners to both effectuate DPI's mission and to maximize revenue
- Craft agreements with partners to locate departments and activities in the labs, office space, and classroom space
- Establish terms of occupancy for partners in terms of rent, operating expense pass-throughs, and other terms
- Manage transaction to bring a cafe/F&B operator to the ground floor
- Identify and realize other commercial opportunities including out-of-home advertising and promotional events that generate income for DPI's operations
- In partnership with events team, prepare business plan and strategy for maximizing value of the DPI headquarters as a leading meeting & events center in Chicago
Oversee successful operation of DPI headquarters
- Manage the building to ensure a world-class operation that ensures it remains relevant to the Chicago innovation ecosystem
- Lead the process for identifying, finalizing contract with, and onboarding a third-party facility manager
- Oversee third-party facility manager throughout the operations phase of the DPI headquarters, including reviewing reports and monitoring key performance indicators and ensuring operations and capital improvements are aligned with DPI's priorities
- Ensure compliance with any intergovernmental agreements with respect to building operations and with Related Midwest and other adjacent property owners
Finalize design of DPI headquarters
- Manage FF&E and AV/IT procurement
- Finalize design and installation of signage program
- Represent DPI in meetings with the Capital Development Board and University of Illinois System Office of Capital Programs regarding construction of the DPI headquarters
Reporting and other
- Assist in execution of asset-level strategies, including maintaining annual budget, cash flow and financial models and schedules for the DPI headquarters
- Analyze and review annual plans, operating budgets, rent rolls, leases, property operating and financial statements for the DPI headquarters
- Support feasibility analysis of future development concepts for The 78
Qualifications
- Minimum of a Bachelor's degree in architecture, engineering, real estate, business or related field required. Master's degree preferred. Broker's license preferred.
- Minimum of four years of relevant experience, such as capital planning and budgeting, real estate development, property management, etc., in a public, research, or higher education capacity or with trophy or flagship commercial properties strongly preferred.
- Excellent people/community engagement skills.
- Excellent written, verbal, and presentation skills.
- Strong attention to detail and organization.
